HUD Inspection Thursday, April 9th and Friday, April 10th

Last inspection was in 2022, typically annually (behind due to COVID)

Hours 8am - 6pm

Tenant Expectations

  • Maintenance/Office Staff will accompany inspector - do not speak to them unless staff asks you something
  • They have a specific checklist of items they are looking for
  • Be up and dressed appropriately
  • Pets must be in crate
  • Apartments should be clean (free of clutter)
  • Spring break week - kids rooms need to be accessible and clean. They must be able to inspect all rooms and closets. No exceptions.
  • Smoke/carbon monoxide detectors must be up - fine list goes into effect 4-3-2026. For everyone's safety - if down, fine of $100 per occurance 
  • Any issues with work orders must be reported to the office
  • No cigarette ubds, trash or pet waste on ground. They consider each item a piece of litter.
  • Front and back porches clean
  • Floors clean - not sticky
  • Light fixtures must have covers on them
  • No evidence of mice/roach debris, eggs, droppings
  • No doors or windows blocked - (egress blocked) This is a safety violation - each door (exterior and interior) must open and close unobstructed
  • Showers/sinks/toilets must be scrubbed and cleaned
  • No holes in walls/doors
  • Trip hazards must be picked up 
  • Electrical breaker panels cannot be blocked

You are responsible for your apartment, children and guests - No exceptions

A failed inspection of any of the above items for your apartment is a lease violation that will lead to possible eviction.
